Benefits of Mobile Home Communities
-
• High barriers to entry —most cities won't allow new MHC to be zoned or established
• Current MHC parks being converted to other uses by developers
• Existing parks become increasingly sought after
-
• Essential solution — lower-cost housing vs. traditional homes
• Residents can own their homes at reduced expense
• Contributes to housing stability and financial accessibility
-
• Tenants own and maintain the mobile homes themselves
• Property owners only responsible for maintaining the land
• Streamlined cost structure vs. traditional rental assets
-
• Relocation costs $10,000–$15,000 — prohibitive for most residents
• Most homes resold within the park; incoming residents fill existing units
• Securing land for relocation adds further cost and complexity
-
• Inflation ~3% — higher rents absorb inflationary pressures
• Real estate is a proven inflation hedge
• Profits returned after CCA deduction — a non-cash item
Lowering the Barrier to Homeownership
Our greatest opportunity in the MHC sector lies in sourcing and shipping high-quality modular mobile homes. We’ve built deep, long-standing relationships with reputable factories, enabling us to source homes that meet all Canadian federal and provincial building codes.
Our relationships create high barriers to entry for competitors and give us a significant cost advantage. In Canada, a standard new two-bedroom home from major manufacturers typically sells for $250,000–$350,000+, which has a major impact on MHC affordability.
We are able to sell our Fundy Capital Homes to the end user for approximately $150,000. These homes will be sold or rented exclusively within parks that we own and manage.
